Deferred Maintenance Updates

Revitalized entryways at four buildings in the Capitol Complex

This month has seen the completion of a major project, as the entryways to all four quad buildings in the Capitol Complex have been replaced. The entryways to the Oliver Hodge Building and the M.C. Connors Building were modernized earlier this year, while the entryway replacements at the Will Rogers Building and the Sequoyah Building were completed this month. All entryways feature new, refreshed glass and updated door hardware. Additionally, State of Oklahoma logos were added to the doors, delivering a modern appearance.

Replacing the entryway systems enabled OMES to upgrade and improve access control systems, providing ample security for all four buildings. We hope that the refreshed entryways will provide improved temperature control, enhanced accessibility, and a revitalized experience that staff and visitors can enjoy for years to come.

Real Estate and Leasing Services

New restaurant coming to the Oklahoma State Capitol Building

The Oklahoma State Capitol, through OMES CAM Real Estate and Leasing Services, began accepting proposals in April for a cafe concession operator for the Oklahoma State Capitol Building. The food service contract has been awarded to Clara Belle’s, which is set to open on Monday, Oct. 13.

Please note that Bee Healthy Cafe has ended services at the Capitol. There will be a two-week transition period during which food services within the Capitol will be temporarily unavailable. However, several nearby restaurants are within walking distance. For your convenience, links to the menus of two restaurants in the Capitol Complex are provided.

Facilities Management

Winter weather reminders

As temperatures begin to fall with the season change, the Office of Facilities Management would like to emphasize OMES' policy on space heater usage. Our standard building temperature setpoints range from 68°F to 72°F for heating and cooling. OFM highly discourages the use of space heaters in OMES-managed buildings for two reasons: First, using space heaters can adversely affect the comfort of others in the building, as our programming adjusts temperatures based on the total number of heating and cooling requests from zones throughout the building. When the system adjusts temperatures based on inaccurate readings skewed by the presence of space heaters, it can cause discomfort for others in the building. Second, space heaters are a major cause of fires nationally in both commercial and residential settings.

Please help OFM keep our buildings safe and comfortable by not bringing space heaters to work and keeping sweaters or blankets at your workspace!

Construction and Properties

Kelley Building

Demolition at the Kelley Building's annex has been completed, while demolition at the main building is approaching the finish line. Mechanical trades and framing crews are actively working on the upper floors of the annex. In addition, coordination meetings have been scheduled with Latino Community Development Agency, the future daycare operator, to review progress and align on the finished product.

DEQ Parking Garage

We recently completed demolition at the Department of Environmental Quality's parking garage, and the contractor will transition to foundation work soon. Overall, construction is progressing well and remains on schedule. Completion of this project will allow DEQ to better accommodate their employees' compliance with Gov. Stitt's return-to-work order.
