The late John F. Kennedy once said, "Ask not that the journey be easy; ask instead that it be worth it."

These words emphasize the value of effort and perseverance in achieving greatness. At CAM, we aspire to achieve meaningful change even if it means hitting a few road blocks along the way. True growth and fulfillment come from navigating difficulties, not from a journey devoid of challenges. Rather than dwelling on things out of your control, concentrate on what you can manage and prioritize actionable tasks. Though obstacles may arise, perseverance through tough situations can lead us to even greater results.

Deferred Maintenance Updates

Deferred maintenance work continues across the Capitol Complex

Numerous deferred maintenance projects are underway in buildings across the Capitol Complex.

This month, work continues on the entrance replacements for the Will Rogers Building and Sequoyah Building. With work just wrapping up on the exterior courtyard doors, the crews are shifting their focus to the main parking lot entries at both buildings.

At the Transportation Building, electrical contractors are conducting their inspection, including comprehensive testing of the electrical systems. An additional electrical project is making significant progress at the Denver Davison Building. With panel replacements complete on floors one through three, the contactors are currently working on the transformers and components in the basement.

Additionally, the Agriculture Building project is progressing smoothly. With phases one and two complete, tenants have moved back into their workspaces on the second floor, and focus has shifted to the first floor.

Surplus

K-9 training at the State Surplus Warehouse

The State Surplus Warehouse recently hosted a canine training for local law enforcement. The course was for new canine handlers and their canine partners. The training program is required by the state CLEET and includes a four-week, 160-hour course. Representatives from the Tulsa County Sheriff's Office and the Oklahoma City Police Department joined the training alongside their canine companions: Kane, a Dutch Shepherd; Dori, a Belgian Malinois; and Roxie, a German Shorthaired Pointer.


New storage solutions for state agencies

In collaboration with our friends at OMES Real Estate and Leasing Services (REALS), Surplus is delighted to offer new storage options in an effort to provide savings to Oklahoma agencies. To begin the process of securing storage space, please complete the Space Evaluation Worksheet and submit the completed form to REALS via the General Request in ServiceNow.

If you need to downsize your current storage or transition from a nonstate storage unit, please contact REALS for assistance.

A successful launch for Fleetster and Fleetio!

We’re thrilled to announce the successful rollout of Fleetster and Fleetio on July 1! This transition marks a significant step forward in modernizing our fleet management operations, bringing enhanced efficiency, streamlined maintenance and improved visibility to our daily workflows. The integration of these powerful platforms has already begun to simplify asset tracking, maintenance scheduling and operational reporting, empowering our teams to focus on what matters most – keeping our fleet running smoothly.

A huge thank-you to everyone who contributed to this seamless launch. Your adaptability and patience during this transition have been instrumental in making it a success. While the rollout has gone smoothly, we acknowledge there have been a few subtle changes to workflows. Our team is here to support you as you navigate these updates, and we’re confident that Fleetster and Fleetio will continue to deliver value as we refine our processes.

As part of this transition, please note that AssetWorks M5 is no longer supported. All users should now be fully transitioned to Fleetster and Fleetio for all fleet management tasks.


What’s next: exciting upgrades to motor pool and daily rental

Looking ahead, we’re excited to share plans for upcoming upgrades to our motor pool and daily rental operations. Beginning in August, we’ll start testing self-service and keyless entry systems to enhance convenience and efficiency. These upgrades are designed to streamline vehicle access, reduce wait times and provide a more user-friendly experience for our teams and customers.

  • Self-service access: Drivers will soon be able to reserve and access vehicles through a simplified, app-based process, reducing administrative overhead.
  • Keyless entry: Our testing phase will introduce keyless technology, allowing secure, contactless vehicle access for a quicker, modernized rental experience.

We’ll keep you updated as we roll out these pilot programs, and we welcome your feedback during testing to ensure all upgrades meet your needs.

Construction and Properties


Active project updates

Jim Thorpe Building

Completion of the Jim Thorpe Building project is scheduled for August 2026, though select areas of the building are on track to be completed ahead of schedule.

On the construction front, major mechanical equipment has arrived and the crew is preparing for installation. Plumbing, vent and supply piping is nearly complete on all levels, as is spray foam installation on levels two through five.

Interior work is underway, with work just beginning on the wall partitions and nearly complete for the interior structural steel, meaning the final concrete installation can be completed soon. Exterior limestone cleaning and restoration is 25% complete. The addition of concrete retaining walls and pedestrian ramps is also in progress. The crew is just beginning work on betterment of the roof terrace structure.

Recently, the state fire marshal completed a successful 50% inspection. As a result, walls throughout the building are receiving both layers of drywall.

Overall, the project is on budget, allowing for additional betterments to be incorporated. An additional tenant, the Oklahoma Water Resources Board, has voted to proceed with improvements, and the related space is in the initial stages of design.


Allen Wright Memorial Library

The Allen Wright Library remodel project is entering the final phase of design, with REES Associates completing critical coordination efforts to ensure all specialized requirements are addressed.

Recent work has focused on integrating the Arts in Public Places requirements, addressing structural needs related to archive storage, and finalizing the design of a new airtight exterior structure to support the stable temperature and humidity conditions that are essential for long-term preservation. The design team is also working closely with OMES Information Services to coordinate the seamless integration of low-voltage systems, such as the fire alarm, access control, surveillance and security systems. Manhattan Construction continues to collaborate closely with the project team to maintain the project budget and support thoughtful, cost-effective design decisions as we move toward construction.

Special shoutout to OMES REALS team members Carie Carman and Brandon Ramirez, who have worked diligently to secure temporary space for the Oklahoma Department of Libraries, ensuring uninterrupted operations during the renovation. Ryan Gold and Amanda Otis from OMES Central Purchasing have also played a critical role, helping navigate the complexities of procuring a highly specialized contract for the careful packing and relocation of the existing archives.

Employee spotlight

Casey Jones - Planner

This month, we're highlighting a CAM team member who consistently goes above and beyond – Casey Jones. Casey works as a planner and manages the development review process for public and private construction projects in the Capitol-Medical Zoning District. The district is a state-governed area that includes the Capitol Complex, the OU Medical Center and Oklahoma Health Center campus, the Oklahoma School of Science and Math, three residential historic districts, five neighborhoods, and several business districts.

"Working for the state is a great opportunity to serve the public and make a difference every day," Casey said. "When an owner or state agency plans a construction project in the district, I consult with them on the district’s zoning rules and assist them through the Zoning Commission’s application process so they can get approval to proceed. I get to interact with the public every day."

Before coming to OMES, Casey studied urban planning at OU and worked as a planner in Oklahoma and Kansas. As a native Oklahoman, he grew up in Tulsa and enjoys researching his Oklahoma heritage, which goes back five generations to the territorial homestead days. Casey also recently learned his great-great-grandfather was a member of the Oklahoma Legislature in the 1920s.

In his free time, he is an avid reader of American history (focusing on both people and events), historical fiction, and mystery novels. In addition, Casey enjoys reading Oklahoma authors like Rilla Askew and Kris Lackey. He is a self-proclaimed introvert married to an opera singer, and together they have a new baby girl and two cats. Casey is also a major fan of the St. Louis Cardinals.
